Welcome to The 74
201 East 74th Street
Architecture & Design
Pelli Clarke & Partners, the New York firm in practice for over four decades, designs buildings around the globe of finesse and enduring power. Qualities like these can transform not just a cityscape, but the city itself—and inspire pride of place in a neighborhood. Forward-facing and technically adroit, Pelli Clarke & Partners brings innovative thinking to the timeless style of Manhattan Deco in THE 74. Steeped in a culture of creativity, it has reinvented a classic.
“The 74 is a contemporary design of sparkling refinement – animating its surroundings with artful geometry.” — Craig Copeland, Architect and Sculptor, Pelli Clarke & Partners
The Facade |
Under partner Craig Copeland and his team at Pelli Clarke & Partners, the design of THE 74 reflects a focused approach to form-making of the highest order. A sculptor as well as an architect, Copeland has shaped the building into a dramatic play on the skyscraper model: lithe, elegant, and alive to street and sky. Like the Chrysler Building, Rockefeller Center and other masterworks of Art Deco, THE 74 captures the glamour of living in the world’s most radiant city.

The Sculptural Effect |
Like the grand façades of legacy towers up and down Manhattan island, the exterior of THE 74 is highlighted with dazzling terracotta tile. Glazed a creamy ivory, bathed in crisp pleats, the slender tower shimmers perpetually in reflected light. Alternating bands of antiqued-bronze window casings animate a distinguished statement building that assumes the presence of classical statuary.

The Arrival |
Ease is the word that distinguishes life at THE 74, starting with your very first experience of the building. Two entrances, on 74th Street and on Third Avenue, provide the sort of luxury choice available only in the neighborhood’s legacy pre-wars. Here, Upper East Side sophistication translates into a freshly contemporary outlook—and seamless convenience, the pleasure in knowing that the best life has to offer is just steps away.

Interior Design |
Interior designer Rafael de Cárdenas and his Manhattan-based firm have been elegantly raising the bar for homes, restaurants, retail spaces and nightclubs for more than two decades. Enlightened cutting-edge style, flawlessly executed, distinguishes the studio’s work, which has brought sophisticated takes on our built world from Manhattan to Paris to Tokyo and beyond. Architecture, furniture design and art advisory round out the resumé of this most discerning of designers.

Residences
Elevated, indulging and undeniably evolved, the residences of THE 74 offer new allure for those who value the timeless legacy of Upper East Side living. Offering 42 individual residences—ranging from two-bedrooms to five-bedrooms, and offering duplex, full-floor and penthouse opportunities—living quarters at THE 74 have been edited to perfection. As imagined by interior designer Rafael de Cárdenas, classic White Oak parquet floors and custom millwork respond to contemporary cues, answering the dynamic exterior with equally enlightened interiors: gracious entry galleries, airy living rooms and dramatic sight lines. From signature full-height windows, take in views of Central Park or the necklace of lights spanning the East River—Manhattan is yours.
“With equal parts rigor and romance, the design of THE 74 elevates New York living to exceptional new heights.” — Rafael de Cárdenas, Interior Designer, Rafael de Cárdenas Ltd.
The Kitchens |
At THE 74, kitchens have been created to complement the building’s lightness: in mood, in materials, and in function. Sunlit cooking spaces are conveniently located near dining areas. High-performance Miele appliances are integrated within custom Ash wood cabinetry for a polished look. Beneath custom fluted glass doors, Bianco Ice marble islands and countertops bring the Art Deco spirit of the building indoors—and right into the hands of its residents.

The Bathrooms |
A sense of luxury and material richness defines the bathing experience at THE 74. In the sunlit primary bathroom, Calacatta Vagli marble in a honed finish blankets floors warmed with radiant heating; soaking tubs and fully enclosed marble showers feature Dornbracht fittings. In the secondary bathroom and powder room, similarly elegant choices include fine European porcelain and Pink Namibia marble.
|
The Bedrooms |
In an extension of the high-touch, high-function spirit of THE 74, bedrooms display enhanced texture and performance. Wide-plank hardwood flooring in European White Oak is soft underfoot, awaiting a silk carpet or mohair runner. Drapery and shade pockets surmount signature floor-to-ceiling windows fabricated in Italy. At bedside, a subtle sleeping cove welcomes varied approaches to lighting and furnishing—optimizing conditions for your perfect night’s rest.
|
Full-floor Residences |
For a certain audience, the choice of a Full-Floor residence at THE 74 is clear: only maximum privacy and a wraparound view will do. Lofty locations on floors 23 to 30, where ceiling heights top13 feet, translate to morning light in the bedrooms, sunsets from the spacious kitchen, and luminous, all-day exposures for the living area and artfully contained primary suite. These are interiors where timeless luxuries—soaking tubs, city views, a perfectly-scaled collector’s gallery—meet glorious necessities.
|
The Duplex Residences |
World within worlds, the Duplex Residences unfold seamlessly and discreetly over two floors, providing dramatic contrast between meticulously finished bedrooms and bathrooms, gallery-like entertaining areas and private outdoor spaces—the ultimate luxury in high-rise living. With such gracious distinctions between public and private, the Duplex Residences designed by Rafael de Cárdenas Ltd. usher the refinement of townhouse living into the 21st century at an enviably-proportioned scale. They amount to some of the building’s most spacious and amenity-rich offerings—true sanctuaries in all four seasons.

The Penthouse |
Crowning THE 74 in high style, the Duplex Penthouse promises the infinite: limitless vistas, from the East River to Central Park, and the freedom to enjoy them 24/7. Morning coffee unfolds in the primary suite, with a wet bar, dual baths and private terrace overlooking the Park. All-day views follow the sun through four bedrooms, media room and collector’s gallery, culminating in the adjoining living and dining rooms, where a wraparound terrace captures the glittering city skyline by night. With a striking bespoke fireplace and the building’s most generous ceiling heights, this is the Penthouse. This is the place to be.
